What is an "off-site built" home?
An off-site built home is similar to a home built on-site or "stick built". Homes are built in modules, using components found in high quality site built homes. The controlled environment of a modern factory eliminates damage and delays caused by weather. Controlling quality is easier in a factory environment because high quality materials can be purchased at a more affordable rate and be maintained in the controlled environment.

Can I save money purchasing a modular home?
Purchasing a modular home can save you a significant amount of money. Labor is more efficient and material costs associated with factory production are lower due to increased material purchasing power.

How long does it take until I can move into my new modular home?
From the time you order your home and make a deposit payment, it will be about 6-12 weeks for factory completion, depending on the time of year and our order "backlog". While your home is in the building phase, the site work on your lot, excavation and foundation, will be completed. Once your house is delivered to the site and set up, it will take about 4-8 weeks to complete the site work. Time variations are dependent on the complexity of your home. Choosing a modular home will ensure a much faster transition then if you were to build your house on site.

Can you build my custom plan?
Yes, but, there are certain restrictions and limitation which can be discussed at length. Most homebuyers are able to find an existing plan to meet their needs. Also, our standard models can be modified which is more cost effective than a custom built home.

Floor plans and options.
We have hundreds of options from our manufacturers which include ranch style, cape cod style, 1-1/2 story, and full two story homes. Investment structures are also available with many options designed to accommodate your needs.

Can I make changes?
Our manufacturers offer approximately 75-100 floor plans to choose from. We offer limited changes on our manufacture's standard plans or we can order a custom plan to fit your needs. Before the order is placed you will choose the floor plans and details. We confirm these choices with the manufacturer for approval to ensure your home will be built the way you want it.

How do I finance my modular home?
Most mortgage lending institutions treat modular homes the same way they treat a traditional, site built home by offering the same mortgage options. We require construction draws at foundation completion, home arrival to site and upon completion of site work. We work with financial institutions on a regular basis enabling us to help create a package that meets your needs.

What is the building process?
First, you need to find a building lot. We can assist you in finding one or, you can choose from one of the lots we already own. Before production of your home begins, the site needs to be excavated and have a complete foundation. This is something we can do or, you may do yourself. The next step is to have your home built and delivered to the site. Our set up crew will "set" your home on its foundation with a crane, raise the hinged roof, permanently tie the modules together to the foundation, and weatherproof. Lastly, final site work then begins.

What is finish-site work?
The major items included in finish-site work are drywall finish, hanging doors on the "mate" wall, the wall where the modules mate, finishing the trim and floor covering in areas where it could not be completed in the factory, furnace installation, optional air conditioning, plumbing, electrical hookup and optional add-ons such garages, porches, brick or stone. Most of these modular systems are in place and simply need to be connected together and to utilities. We normally complete all of the site work but, in many cases allow you to do some of this site work yourself. We will tailor a proposal to include as much or as little site work as desired.

Can I do some of the work myself?
It is possible for you to save money by doing some of the work yourself. Work with us and your financial institution to work out the details in your contractual agreement.

Where do you go for service after the sale?
Your authorized builder orchestrates all communication with any warranty work that exists. We will assess the problem to determine the proper course of action to ensure your satisfaction. Some items could be covered by subcontractors, your manufacturer, or suppliers from the modular companies. Whatever the problem may be, we are there to determine the best course of action for your service needs.
